A new condo development is in the works in Belleville.
Belleville Council approved the request for exemption for a phased condominium on lands owned by GCL Developments Ltd. on 99 Cloverleaf Drive in Thurlow ward on Monday.
A section of the provincial Condominium Act permits the City of Belleville to exempt a proposed condominium from review and allow the condo to proceed directly to the final approval stage.
A staff report stated Northgate Condominiums at 99 Cloverleaf Drive follows the municipality’s past practices for condo exemptions and conforms to the policies of the Official Plan.
“Therefore, staff have no objection to the owner’s request for an exemption from Condominium Review for this development, and recommend that the Northgate Condominiums at 99 Cloverleaf Drive move straight to final condominium approval once the necessary plans are finalized,” the report stated.
The subject property is located on the north side of Cloverleaf Drive between Sidney Street and Millennium Parkway.
The project is slated to include 25 townhouse units in seven different buildings on the property.
The report stated buildings on the site are under construction, and some are nearing completion.
These townhouse dwellings are planned to be built on a private internal roadway, which is intended to provide a more compact style of built form and urban design, with more units than could be accommodated if a municipal road were to be constructed.
The site owner has submitted a phasing plan showing the order in which the units are intended to be sold.
